When the Company began to research the best long-term design and construction materials for town homes they considered a variety of architects and materials. During their research they found and contracted with Larry Davis, of Urban Lofts, to design Warehouse District Lofts. Mr. Davis had over twenty years of designing and building town homes and from early on he knew that brick absorbs and retains heat, stucco mildews, and wood rots. Mr. Davis discovered that corrugated metal was not only appealing from a design aspect but practical for both construction and maintenance as well.

Warehouse District Lofts will be constructed with GalvalumeT, which is the registered trade name for a patented sheet-metal product having a coating of corrosion-resistant aluminum-zinc alloy applied with a continuous hot-dipping process. Galvalume has become so popular that its production and use on the world market are growing more rapidly than any other steel product.

Galvalume's coating of aluminum and zinc combines long-term corrosion resistance, high-temperature oxidation resistance, and heat reflectivity. The metal sheet is especially good for use on air-conditioned structures. And Galvalume has excellent paint adhesion, with a wide variety of colors and finishes available. Properly installed, Galvalume requires no special maintenance and reduces the hazard of fire.

Wide-Open Spaces

Trusses are what make possible the high ceilings that are an integral part of loft-style construction. A truss is a framework of structural members forming a light, strong, rigid frame that is capable of supporting relatively long, clear spans. With a truss there can be greater flexibility within the building itself, as intermediate columns are not usually necessary. Additionally, trusses have strong resistance to high winds.

Foundations

The Company contracts top structural engineers to construct the best possible foundations. Each site is inspected by an engineer, and multiple borings are taken in the foundation pad location. Structural engineers use the design parameters from the lab analysis and recommendations from the soils engineer to design the post tension foundations that best suit the soil conditions.

These custom testing procedures ensure that each of our customers receives the peace of mind that comes with knowing that the most current engineering technology has been used to design their foundation.
